New Construction Home Interior with an Open Stairwell, Loft, and Two-Story Window Wall Ready for Paint

These photos show a new build at the stage when the painting crew takes over. The main level is wide open, with fresh drywall on every wall and ceiling. Taped seams and screw spots are covered with joint compound, which shows as lighter stripes and patches on the gray board. A stairwell rises along one wall with bare wood treads and a temporary two by four guard rail, and an open loft looks down over the main room. Upstairs, a hallway runs past framed doorways with raw wood jambs, and another temporary rail surrounds the stair opening. One photo shows a two story window wall with two rows of tall windows and a separate room lined with more windows. The floors are bare subfloor and concrete with drywall dust. A kitchen island box stands in the open space. This is the clean slate stage before primer, ceiling paint, wall color, and trim. The photos were taken in Mar 2021.

How We Paint a New Construction Interior Like This One

  1. We walk the house with good lighting to find drywall flaws like ridges, nail pops, and thin mud lines, then mark them for repair before any paint goes on.
  2. Rough spots are sanded and patched, and the whole space is swept and vacuumed so drywall dust does not get trapped under the primer.
  3. Windows, floors, and the open stair treads are masked, and we set up scaffolding or tall ladders to reach the two story walls and loft ceilings.
  4. A drywall primer is sprayed on all new walls and ceilings to seal the paper and joint compound so the finish coats dry with an even sheen.
  5. Ceilings get a flat finish first, then walls are sprayed or rolled with two coats of the chosen color, cut in clean at every corner and opening.
  6. Once doors, casing, and stair parts are installed, we caulk the trim joints, fill nail holes, and finish the woodwork in a durable trim enamel.

Paint Colors to Consider for a New Construction Interior

No finished color is shown in these photos, so these are similar colors to consider for walls, ceilings, and trim, not the exact paint used here.

Sherwin-Williams Agreeable Gray SW 7029

A warm, light greige that works across open plans like this one, flowing from the main room up the stairwell to the loft.

Sherwin-Williams Alabaster SW 7008

A soft white for ceilings or walls that keeps a two story window wall feeling bright without looking cold or sterile.

Sherwin-Williams Extra White SW 7006

A clean white for door casing, stair parts, and window trim that gives new woodwork a crisp line against a light wall color.

Questions About Painting a New Construction Home

Why does new drywall need a primer before paint?

New drywall has two surfaces, the paper face and the joint compound over seams and screws. They absorb paint differently. Without primer, the finish coat can look blotchy, a problem called flashing. A drywall primer seals both surfaces so the color and sheen look even across the whole wall.

Is it better to paint before or after flooring goes in?

Many builders paint walls and ceilings before finished flooring, since overspray and drips are easier to manage on a bare subfloor. Trim is often painted after it is installed, and final touch ups happen near the end. The exact order depends on the builder schedule and the flooring type.

How do painters reach two story walls and high ceilings?

Painters use tall extension ladders, walk boards, or rolling scaffolding to reach high walls safely. On open stairwells, scaffolding may be set on the stairs with adjustable legs. Spraying the high areas first and working down helps keep the finish even and drips off finished lower walls.
